Majestically perched in the hills above Peyia this 5 bedroom luxury villa boasts uninterrupted views of the sweeping Paphos coastline, countryside and mesmerising sunsets.

The grand entrance gate leads you up to the villa. Upon entering the villa you will immediately notice the elegantly furnished open plan living area featuring a dining area, two seating areas with leather sofas, fireplace, Satellite TV, DVD player, and a state of the art music system. The modern fully equipped kitchen features Bosch and Miele appliances, and a breakfast bar with 4 stools separates the living area from the kitchen.

A study with desk, printer and scanner, and a guest cloakroom are also located on the ground floor.

From the living area a sweeping marble staircase leads up to the first floor where you will find the first 3 bedrooms of this spectacular villa; the master double bedroom with en suite bathroom and walk in shower, a double bedroom with en suite bathroom and a further double bedroom with en suite shower room. All 3 bedrooms have private balconies with views of the coastline and surrounding countryside. The master bedroom also offers separate access via stairs leading down to the terrace and swimming pool area.

Moving down to the lower ground floor you will find a double bedroom with en suite shower room and a kitchenette. A separate entrance from this bedroom leads to the outside area and together with stairs from that area lead you to the swimming pool and terrace area. The final bedroom of the villa is located on this floor with a twin-over- full bunk bed (double bed with a single bed on top) and en suite shower.

Completing the lower ground floor you will find the laundry room and a sauna for guests to relax and unwind.

The villa is air conditioned throughout and is included in the cost of the booking.

For the more energetic guests a games area provides a table tennis table and pool table.

Concertina doors from the living area lead out to the furnished patio area, landscaped gardens and infinity swimming pool with walk in steps. The swimming pool offers pool heating which is provided via solar panels and therefore weather dependant. A few steps from the terrace area lead to a decked area where you will find a Jacuzzi seating up to 10 adults and a further sunbathing terrace.

The furnished terrace together with a brick built barbecue area, bar, fridge and traditional Greek oven allow for you to truly enjoy al fresco dining whilst admiring the stunning views.

An external staircase from the terrace area leads up to a roof terrace where the views over the landscaped garden, swimming pool, surrounding areas and mesmerising sunsets can be admired.

The extensive landscape gardens, terrace areas, gazebo and breathtaking views offer the perfect setting for a wedding ceremony and reception. A wedding ceremony and reception for up to 150 guests is accepted (see Rental Rates).

The villa is situated in the hills above Peyia and Coral Bay, close to Pikni Forest, a picturesque area abundant with flaura, fauna and native trees such as juniper and terebinths.

A traditional Cypriot taverna is located opposite the villa.

The village of Kathikas is located within a less than 5 minute drive from the villa. Kathikas is part of the Laona project, a rural regeneration and ecotourism project helping to introduce the concept of agrotourism to five villages on the border of the proposed Akamas reserve area. Located in the heart of wine country, Kathikas is one of the most attractive villages in the area, well known for its great many vineyards, grapes being its main product and their cultivation the main occupation of the villagers. Kathikas even has its own village winery which offers free wine tasting! A selection of local tavernas are located within the village of Kathikas.

A wider selection of restaurants and amenities can be found in the village of Peyia being within a 10 minute drive from the villa. Peyia wakes up at night as the evening air cools and taverna tables groan under the weight of fresh food, the village centre comes alive with the sounds of animated conversation. Peyia village amenities include traditional tavernas, restaurants with international theme nights, wine bars, coffee shops, well stocked supermarkets, delicatessens, a bakery, pharmacy and banks.

Head down towards the coast to discover Coral Bay the well known beach resort for the Paphos district. This family oriented area has become a lively resort with plenty to offer in terms of amenities and activities. The resort boasts two sandy beaches, the busier of the two being the popular Coral Bay Beach approximately 10 kilometres away. This sandy horseshoe shaped bay is honoured with a Blue Flag of the European Union. Sunbeds and umbrellas are available for hire, watersports are on offer and there are two beach cafés providing refreshments. A little further along the coast is the quieter of the two beaches at Corallia Bay. Continue still further along the coast and you reach the natural rock caves of the area know locally as Sea Caves, an area which provides ideal snorkelling territory and is popular with local scuba diving schools.

The further coastal resorts of Polis and Latchi are both located within a 25 minute drive of the villa and both feature coarse sand and shingle beaches with sunbeds and umbrellas for hire and restaurants/snack bars providing refreshments.
Polis is the principal town for the northwest region, huddled around a pedestrianised square where visitors and locals gather in the mornings to enjoy a coffee and watch the world pass by and in the evenings to dine at one of the wide selection of restaurants, tavernas and cafes which radiate out from the centre.

A little further along the coast from Polis is the seaside resort of Latchi with its recently opened 200 berth marina. Here you will find an array of inviting sea-front tavernas with a superb selection of fresh fish and seafood served daily. Just beyond Latchi you will find the well known ‘Baths of Aphrodite’ and for nature lovers the protected Akamas Peninsular an area particular suited to walkers and adventurers who can explore the many criss-crossed nature trails.

Paphos Town, approximately 25 kms away from the villa, was once the capital of the island and is now included in the official UNESCO list of cultural and natural treasures of the world’s heritage. The remains of villas, palaces, theatres, fortresses and tombs mean that the town is of exceptional architectural and historic value. The well preserved mosaics and the Tombs of the Kings are probably the biggest cultural draw with further archaeological discoveries continually being made. Ano Pafos on the cliff is the main administrative centre and residential district while Kato Pafos, by the sea, is the main tourist area built around the harbour and medieval port.

There are 4 golf courses; Tsada Golf Course, Secret Valley Golf Course, Aphrodite Hills Golf Course and Elea Golf Course all within approximately a 20 to 45 minute drive from the villa.
